Landlord lives overseas and has a local proxy landlady to manage the flat. Both are easy to contact and if something goes wrong they work fast. After we lost power in winter, the thermostat disconnected from the boiler and we weren't able to turn the heating on, but we texted the landlady and it was fixed the next morning.
